Thinking about renting out a property? There are several aspects of the property to consider before doing so. Your property needs to be ‘rental ready’, so this means taking a thorough look and compiling your to-do list.

For ease, we’ve put a list together of what should be considered. Some are easily overlooked but can add real value to the income you can generate as a landlord, so to get your property in shape, ready to rent, take a look at the following tips:

  • Furnishings

If you have decided to let your property as furnished you want to make sure it will be able to withstand substantial wear and tear. If it is worn and in poor condition or not fit for purpose, it’s time to consider replacing or refurbishing it.

  • Doors & walls

Your property is about to become someone else’s new home so you want to make sure it’s in its best condition. Do the doors and walls need a new lick of paint? Solve any damp or mould issues to reduce the risk of them reappearing or being an issue down the line.

  • Appliances

Before your property is rented, all appliances need checking. Even checking if they turn on is a good starting point! This includes appliances such as the washing machine, dishwasher, microwave and heaters. Don’t forget to leave instruction manuals in the property to help tenants.

  • Safety

Ensuring the safety of your tenant is a high priority, there should not be any hazards in the property. This includes inspecting sockets, making sure the smoke detector works and any sharp nails sticking out gets sorted.   • Odours

A bad odour would be enough to put off a prospective tenant while they’re looking around. Regularly let fresh air in through windows to get rid of any unpleasant smells.

Make sure the property is clean, dusted and sanitised. For tenants to envision living in what could be their new home, they don’t want to be distracted by how dirty they thought the property was or how thick the layer of dust was everywhere.
