Are you looking to sell your property in Hertfordshire, Essex or surrounding areas? The property market continues to thrive and the demand from home buyers is strong. Staging a house for sale will increase the interest and help buyers imagine living there.

While people look to take advantage of the stamp duty holiday extension and get a property deal over the line before it ends, properties have been sold over the asking price and sold in a quick time frame.

Staging your house brings out and highlights your home’s most impressive features. This should be done at the photography stage and in-person viewings.

Tips for staging your house:

  • De-personalise the space

For buyers to imagine the house as their own, try to create a blank canvas for them. This includes removing photos, clothes out of the wardrobe or bathroom products on the counter.

  • Declutter

Get rid of any clutter around the house, the mess will make the house seem smaller and disorganised.

  • Deep clean

Getting into every corner of the house and giving it a deep clean will ensure buyers are not put off when viewing. This includes areas you may not clean daily such as inside cupboards or fridges.

  • Repair or refurbish

Start going through your DIY list and tick the jobs off. All the little fixes like scratches or scuffs on the walls, tiny holes or other tasks may be noticed by buyers if left untreated.

  • Neutral and fresh

Keep colours inside your home neutral, this also helps buyers to imagine living in the space themselves. It also opens up space as strong colours can make the room feel smaller. Bold colours can distract or deter if it offends a buyer!

  • Create space

Create as much space as possible, you want the house to feel bigger. Rearranging furniture can help to create a walkable space. Anything that is excess, doesn’t go with the room or is damaged should be stored away to help create more room.

  • Let light in

Use natural lighting as much as possible, open your blinds and drawback curtains. Lighter rooms give an uplifting atmosphere whereas darker rooms give a gloomy feel. Create a welcoming environment for buyers by turning on lights and lamps during viewings, buyers won’t need to stumble around to find light switches.

Staging your home can be done with or without spending money and can really help with the sale of your home. We hope some of these tips are useful and inspire you.
